Calculator Methodology

Our mortgage calculator uses the standard amortization formula: M = P × [r(1+r)²] ÷ [(1+r)²−1], where P is the principal, r is the monthly interest rate, and n is the number of payments. This formula is used universally by banks, mortgage servicers, and financial regulators.

Freddie Mac Primary Mortgage Market Survey — weekly national average 30-year and 15-year fixed rates
